Notice of Intent to Sole Source: Facility Rental for UCIC NAICS Code: 531130 for Lessors of Miniwarehouses and Self-Storage Units Product Service Code (PSC): X1GD Lease/Rental of Open Storage Facilities Description of Notice: The U.S. Army Corps of Engineers (USACE), Little Rock District intends to award a sole-source firm-fixed-price purchase order to Champagne Properties (CAGE: 8HXW2) under the authority of RFO 12.102(a) soliciting from a single source.

Requirement Description: The Government requires facility rental space in close proximity to the main office to support ongoing operations.

Sole Source Justification Summary: Authority 41 U.S.C. 1901, as implemented by RFO 12.102(a) will be used for the requirement for storage facility rental within a 1.5 mile radius of the UCIC-MCX Compound in Branson MO. Champagne Properties is the lessor of the only known source capable of meeting the Government's requirement because of the proximity to the Office.

Interested parties may identify their interests and may submit a capability statement to the primary contact email by 7:00 AM CDT, 09 September 2026. A determination by the Government not to compete the proposed contract, based upon responses to this notice, is solely within the discretion of the Government.
